Everything you need to know about CREID — before you walk in the door.
General & Attendance
Happy Hour is free and open to the public. The Monthly Meeting that follows is also free to attend — there is no membership fee, cover charge, or registration required.
No. CREID does not require membership. Anyone with an interest in commercial real estate is welcome to show up — whether it is your first time or your fiftieth.
No prior experience is required. CREID welcomes everyone from seasoned investors and developers to people who are exploring commercial real estate for the first time. The discussions are substantive but accessible — beginners leave with real knowledge, and experienced operators leave with new perspective.
The CREID community includes active investors, developers, builders, commercial brokers, private lenders, attorneys, property managers, syndicators, and motivated beginners — all connected by an interest in the Southwest Missouri commercial real estate market. If you work in, invest in, or want to learn about commercial real estate in this region, CREID is for you.
CREID meets monthly — every second Thursday of the month. Happy Hour runs from 5:00 to 6:00 PM, followed by the Monthly Meeting from 6:00 to 8:00 PM, both at the Sunshine Event Center at Plaza Towers in Springfield, Missouri.
All monthly events are held at the Sunshine Event Center, Plaza Towers, Springfield, Missouri. See the Contact page for directions.
Meeting Format
Happy Hour (5:00–6:00 PM) is open networking — half-price drinks, food, and casual conversation. No agenda, no presentations. The Monthly Meeting (6:00–8:00 PM) is a structured program with panel discussions, guest presentations, deal analysis, and audience Q&A. Both are free. You can attend either or both.
The Monthly Meeting follows a consistent format: open networking and announcements, followed by panel discussions or a guest presentation, then deal analysis, and closing with audience Q&A. Topics rotate monthly and cover areas like valuation, financing, asset classes, market conditions, and deal structuring in the Southwest Missouri market. See the Monthly Meetings page for the full agenda breakdown.
Yes. Happy Hour is a standalone event. There is no obligation to stay for the Monthly Meeting, though many attendees do. If you are new to CREID, Happy Hour is a low-pressure way to meet the community before committing to the full evening.
Topics include cap rates, NOI, DSCR, deal analysis, valuation methods, commercial financing, 1031 exchanges, value-add investing, forced appreciation, NNN leases, self-storage, multi-family, retail, industrial, adaptive reuse, and conditions specific to the Springfield, Branson, and Table Rock Lake markets. The focus is always practical and grounded in real Southwest Missouri deals and opportunities.
